About Home Reports

Every property now being sold in Scotland, subject to certain limited exceptions, will require a Home Report to be prepared prior to the property being placed on the market for sale.

The Home Report contains a Single Survey, an Energy Report and a Property Questionnaire

Single Survey

The Single Survey gives sellers detailed information about the condition and value of a home before it is marketed for sale. It also gives all potential buyers information about the condition and value of a home before they make an offer to purchase.

EPC

The Energy Performance Certificate (EPC) gives details of the property's energy efficiency rating and its environmental impact in terms of carbon dioxide emissions, and is completed at the same time as the Single Survey. It also recommends various ways to improve the property's energy efficiency and provides information about how to make a home more energy efficient and save fuel costs.

Property Questionnaire

The Property Questionnaire contains information for home buyers, solicitors and surveyors and is completed by the seller with our professional assistance. It includes some basic details such as a property's council tax band, parking facilities, factoring arrangements, any local authority notices which affect it and alterations that have been made to the property etc.

We will advise on the likely sale price of your property and provide you with a quote for all Estate Agency and Legal fees, including a quotation for the cost of providing a Home Report. When you decide to proceed we will discuss the marketing and advertising strategy with you. We will then commission the Home Report through our professional provider, who would contact you very quickly to arrange a suitable time to attend at the property to carry out the Single Survey inspection.

Once the survey has been completed a report will be sent to you for approval and once you have confirmed that you are happy with the factual contents of the Single Survey, the Home Report can be published and your property will then be placed on the market for sale.
